Rateable values of all properties in the UK are public knowledge. You can look at the rateable value (nowadays expressed as a council tax band) of my house if you wish – just type my post code into the Valuation Office search screen, pick my address from the list and the council tax band pops up.

Business rates are slightly more complex, but the data is still public. A similar search on the Valuation Office website leads to this detailed report for Hornsey Town Hall business rates. Clicking on the scheme number in the previous link brings you to a definition of the scheme used  to make the calculation. Apparently all offices in N8 are rated at £65 per square metre. The numbers below suggest there may be discounts for basements and for upper floors.

According to the Haringey website business rates page, rates are charged this year at 49.3p in the pound. So the rates payable on Hornsey Town Hall ought to be £158,992.50.

Also to be taken into account are the rates due on what is called the clinic, a building reached by a gateway between 23 and 25 Weston Park (N8 9SY). The rates on this are much greater per square metre and total £70,500 (£34,756 payable). The table is pasted in below.

Taking the two properties together have rates payable of £193,749, which is very close (though not identical) to the figure published by Haringey on its website
